2. About EZ Lain Property Management LLC

EZ Lain Property Management LLC provides professional long-term and mid-term residential property management services in Valparaiso, Indiana. We manage properties on behalf of property owners and facilitate rental transactions between owners and tenants.

3. Use of This Website

You agree to use this website only for lawful purposes and in a manner that does not infringe upon the rights of others. We reserve the right to terminate access for any user who violates these terms.

4. Reservations and Applications

All rental inquiries and applications submitted through this website are subject to review, availability, and approval. Submission of an application does not constitute a guarantee of tenancy. We reserve the right to decline any application at our sole discretion in compliance with applicable fair housing laws.

5. Payments

Cash is not accepted under any circumstances. Monthly rent and other charges for long-term and mid-term residential rentals may be paid by:

• Check or money order made payable to EZ Lain Property Management LLC
• Electronic payment via Venmo or Zelle
• ACH / direct deposit
• Online payment through Zillow Payments

All amounts are in U.S. dollars. A late fee of $250.00 applies to payments not received by the due date specified in your lease agreement.

6. Tenant Responsibilities

All tenants agree to: (a) use the property only for its intended residential purpose; (b) comply with all applicable laws, ordinances, and community rules; (c) not exceed the maximum occupancy stated in the lease; (d) not engage in illegal activity on the premises; (e) treat the property and its contents with care and report any damage promptly; and (f) vacate the property by the agreed lease-end date and time.

7. Security Deposits

A security deposit is required for all rentals. Deposits are held as security for damage beyond normal wear and tear, unpaid rent, or other charges owed under the rental agreement. Deposits will be returned in accordance with your individual lease agreement and applicable Indiana law.

8. Pets

Pets are permitted only at properties specifically designated as pet-friendly and only with prior written approval from EZ Lain Property Management LLC. A pet fee or deposit may apply. Tenants are fully responsible for any damage caused by their animals. Undisclosed pets may result in immediate lease termination and forfeiture of any applicable deposit.

9. Intellectual Property

All content on this website — including text, photographs, graphics, logos, and property descriptions — is the property of EZ Lain Property Management LLC and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works without our express written permission.

10. Disclaimer of Warranties

This website and all content are provided “as is” without warranties of any kind, express or implied. EZ Lain Property Management LLC does not warrant that the website will be uninterrupted, error-free, or free of harmful components.

11. Limitation of Liability

To the fullest extent permitted by law, EZ Lain Property Management LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of this website or our services. Our total liability shall not exceed the amount you paid to us in the three months preceding the claim.

Information submitted through our forms is used solely for the purposes of responding to your inquiry or processing your rental application.

13. Third-Party Services

Our website may integrate with third-party services including TransUnion SmartMove (tenant screening), TurboTenant, and payment processors. Your use of any third-party service is subject to that party’s own terms and conditions. EZ Lain Property Management LLC is not responsible for the content or practices of any third-party service.

14. Governing Law

These Terms and Conditions are governed by the laws of the State of Indiana. Any disputes shall be subject to the exclusive jurisdiction of courts in Porter County, Indiana.

15. Changes to These Terms

EZ Lain Property Management LLC may modify these Terms and Conditions at any time. Changes take effect upon posting to this website. Your continued use constitutes acceptance of the revised terms.
